A heritage listed façade saved with a functional and viable solution.
The NZMA have been the owner occupier of their office building on The Terrace since it was built in 1938. The building was due for demolition following a seismic review, with a new six storey building planned for the space, but Council determined that the front façade and the two sides had heritage value and needed to stay. The solution was construct a modern six-storey building inside the shell, with the top three stories set back to preserve the streetscape.
Our Wellington team facilitated the retention of the protected façade, including stabilisation before removing the remaining building. The tight working space, with heritage buildings either side in a central city location, made this project particularly challenging.
The new building tied into the façade is a seismically strong steel-framed structure that is both functional and financially viable for the NZMA, with a café on the ground floor and five floors of offices, including the NZMA’s head office on the top two floors.
